Why do I need an EPC to sell my house?

If you are selling or renting your property, you will need an energy performance certificate (EPC).

This is essentially a document that confirms how energy efficient your property is, the document includes estimated energy costs and a summary of the energy-efficient feature. They are carried out by domestic energy assessors (DEA's).

EPCs also include recommendations of what you can do to make your home more energy-efficient, as well as costs to implement suggested changes.

The most common recommendations to improve your home's energy efficiency are double glazing, insulation, solar panels and low energy lighting.

EPC's are valid for 10 years and so if you moved into your property under 10 years ago it is worth checking on the Government EPC register to see if your property has a valid and in date EPC.

The only properties exempt from EPC's are listed buildings but they must reach certain energy requirements the only way to see if the property meets these requirements is to have an EPC.

Many common EPC-recommended measures, such as installing insulation or double glazing, can harm the authenticity of a listed building, so it's understandable if you want to try and avoid these.
